Asphalt Overlay

Asphalt Overlay South Florida

Whether the pavement is a parking lot or road construction, it will not last forever. Time, weather, and use can leave behind cracks, stains, polished aggregates, and other forms of damage. When an aging pavement becomes a patchwork of old repairs, loses its curb appeal, or becomes a less-safe environment, many people conclude that the only solution is a total reconstruction. However, an asphalt overlay is frequently a viable solution.

What Is an Asphalt Overlay?

An asphalt overlay is a special paving procedure that is also known as resurfacing. Typically, we remove about 2.5 inches of the existing asphalt by grinding it off with a milling machine. This allows transitions, curbs and gutters, and drainage features to be retained at their original elevation. We then install and compact new asphalt to replace what we removed.

What Are the Advantages of Asphalt Overlays?

The first advantage is that they are extremely cost-effective. For a fraction of the cost of a reconstruction, you can have a pavement that is virtually indistinguishable from a new one in both functionality and appearance. Another advantage is the speed with which an overlay can be installed. Rapid installation means that you can get your pavement back into use faster, often in less than half the time that a reconstruction would take. Furthermore, an asphalt overlay can be an effective way to correct certain drainage issues, construction flaws, or pavement distresses.

Can Every Asphalt Pavement Be Resurfaced?

Technically, it is within the realm of possibility to resurface any asphalt pavement. However, an overlay is not always the most cost-effective option. Although we would need to evaluate your specific pavement before making a decision, if there is severe damage to more than a fourth of the pavement, the supporting foundation has become seriously destabilized in numerous, large sections, or major subterranean drainage issues have developed since the pavement was constructed, an overlay may not be the best solution.

Can You Install an Asphalt Overlay on Concrete Pavements?

If you have traveled on a state or federal highway virtually anywhere in the nation, you have probably encountered at least one stretch of road on which an asphalt overlay has been installed over concrete. However, we would need to evaluate your concrete pavement to make a recommendation. The construction methods used for large concrete pavements, specifically the block installations and expansion joints, can affect the longevity and appearance of an overlay.

Does an Asphalt Overlay Require Special Maintenance?

The maintenance of an overlay is the same as for a new asphalt pavement. After curing, the overlay should be sealed with a high-quality sealcoat. Oil leaks, trash, dead vegetation, and dirt should be removed periodically. If cracks develop, they should be repaired quickly.

Benefits of Asphalt Overlay

Asphalt is weather resistant and different thicknesses of the material can be applied depending on whether it will be used by pedestrians or vehicles. It can also be repaired easily and cost-effectively when damage does occur.

Properly installed asphalt is graded to ensure proper drainage and it offers enough traction to prevent users from slipping.

Environmentally Friendly

Asphalt is highly-recyclable and it can be used over and over again. In fact, it is the most widely recycled material in the US.

Minimal Disruption

Asphalt paving can be driven on the day it is installed, which minimizes disruption to the users.

A fresh layer of asphalt looks attractive and professional, and it retains this look over time with proper maintenance.
