The Tamarac Lake Colony Mill & Pave

This asphalt paving job required us to do the job in phases or, one street at a time. When we started each phase, we worked with the property manager to notify all the residents when we’d be closing off the street. Once the area was closed off, we came in with asphalt milling equipment to remove the top layer of asphalt. Doing an asphalt paving job like this and having it be successful comes down to communication, coordination topped by flawless execution. Making sure the residents can resume normal use of their street and property as soon as humanly possible is paramount to success.

Mill and Pave process of asphalt paving: Everything you need to know

If you’re a residential property manager, community manager or property management firm in South Florida, there may come a time where your community’s roads, streets, parking lots or driveways have deteriorated to the point where you have to call in a professional commercial paving contractor. And if you’ve been shopping around, you most likely may have heard about the “Mill and Pave” process. This is one of the most common and cost-effective ways out there to pave, and it’s a process that it helps to get familiar with. In this brief article, we will discuss what asphalt milling is, and how the Mill and Pave paving process works, and why it’s become so popular. We’ll also provide some tips on choosing an asphalt paving contractor.

First off, what in the world is asphalt milling?

Asphalt milling is the process of removing the top layer of asphalt paving from a street, parking lot or driveway. The process requires the use of specialized heavy equipment, or asphalt mills if you will, that can quite literally grind or rips off a damaged top layer of asphalt. The then removed asphalt surface or “asphalt millings” can be collected and in most cases recycled. This process is usually done to repair general damage like cracks, delamination or unevenness of pavements. Damage to asphalt pavements are in most cases caused by weather, heavy traffic, the general passage of time or even improper installation by a previous paving company. In the simplest terms, asphalt milling is the process of preparing an older asphalt surface for new asphalt paving installation.

OK then, what are the benefits of doing an asphalt Mill and Pave?

Roads, streets, driveways and general asphalt pavements much like us humans, fall victim to passage of time. Like we get wrinkles or loose skin as we age, similar comparisons can be made to everything we can drive on and walk on. Asphalt paving surfaces can crack and crumble as time passes or the ground moves. Just like humans, asphalt surfaces and concrete will deteriorate with time and exposure to weather and moisture. You can always help to prolong the lifespan of these exterior surfaces from these effects with regular maintenance and services like asphalt sealcoating but eventually, you’ll have to take a more aggressive approach. With HOA and property management budgets tightening due to the current economic climate, to completely replace your asphalt or concrete pavements may not be financially feasible. If that’s the case, the Mill and Pave process is for you.

There are many benefits to asphalt Mill and Pave processes, including:

  • Milling can be used to remove oxidation and other damage from the top layer of asphalt.
  • It leaves a smooth surface that is ready for new asphalt installation or sealcoating
  • Milling can also solve delamination issues if the current layer of asphalt is beginning to separate from the asphalt layer beneath it.
  • Can help to lessen costly insurance premium spikes caused by personal injuries from trip hazards or vehicle damage caused by pot holes and uneven pavement surfaces.

How do I choose a paving contractor?

Now that we’ve answered the question, “What is a Mill and Pave asphalt service?” and discussed some of the benefits of doing an Mill and Pave, let’s talk about how to choose a reputable paving contractor. When you are ready to look for an asphalt paving contractor, there are a few things you should take into consideration like making sure they have a valid license in your state or municipality. Ask if they are properly insured with both General Liability Insurance and Workman’s Compensation Insurance. If they are not properly insured and something goes wrong, you could be held liable. Last but not least, Do a Google search for reviews. Just type in the contractors name, followed by reviews, then hit search.
