Asphalt Sealcoating

The scope of the job, the needs of the customer, and a variety of other factors will determine the precise steps in the sealcoating process. However, we typically break the job down into the following steps.

1. Ensure that any significant cracks or other pavement breaks are repaired. Applying sealcoating over cracks that are more than hairline breaks would be a waste of your money. The sealcoating would drain into the cracks without closing them, so your pavement would still be vulnerable to water penetration.
2. We set up the proper devices to control the traffic in and around the work area. This could be as simple as setting out a few traffic cones, but it could also involve the use of barricades, signs, barrels, or other devices.
3. We clean the pavement meticulously. Sealcoating will not adhere properly to a surface that is contaminated with dirt, grass clippings, gravel, or trash.
4. Because sealcoating has trouble bonding to oil and other petrochemicals, we may apply a primer to these types of stains. Some older pavements may need to have a primer applied over a larger area.
5. If the pavement abuts a sidewalk, building, fence, or other structure, we typically apply the cut-ins by hand. If necessary, our workers will use portable shields to prevent the sealant from getting on sidewalks, landscaping, or curbs.
6. Sealcoating should always be applied in thin coats to ensure proper curing. We apply the first coat, wait for it to dry sufficiently, then apply the second coat.
7. We advise each customer on the length of time that the freshly sealed area must remain closed. This can vary; the temperature, humidity, and wind can impact the curing time of asphalt sealants. As a general rule, however, it is best to prevent vehicle traffic for at least 18 to 24 hours. Foot traffic can usually be permitted in no more than six hours or so.
